It's T-Max, not Tri-X. Still 400 ISO on a sunny day...
The secret is in developing it in low temperatures, definitely below (standard) 20 °C.
Sometimes I place the glass jar with ready-to-use developer in my fridge to get it right to 18 °C (or even lower).
